RSQUARE DESIGN Completes New Construction of 'Yeoksam-dong 819-8 Building' in Gangnam as a 17-Story Mixed-Use Facility

RSQUARE DESIGN has completed the new construction project for the 'Yeoksam-dong 819-8 Building' near Gangnam Station. This project, which transformed an aged lodging facility built in 1979 into a modern mixed-use building, is a prime example of meeting the reconstruction demand within the Gangnam urban core.


According to RSQUARE DESIGN on the 28th, the building located at Gangnam-daero 92-gil in Gangnam-gu was newly constructed after demolishing the existing structure (1 basement level to 5 ground levels). While originally planned as a 15-story building (2 basement levels to 13 ground levels), two additional floors were added following the relaxation of building regulations in the Teheran-ro area, resulting in a final 17-story scale (2 basement levels to 15 ground levels). The total floor area increased from the 15-story plan of 2,602.55㎡ to 2,953.32㎡ (approx. 893 pyeong), an expansion of about 106 pyeong. The building's use was also converted from a single lodging facility to neighborhood living and educational/research facilities. 


The lower floors (B1 to 4F) were designed and constructed to be suitable for retail stores, while the upper floors (5F to 15F) consist of spaces for education, research, and office work. 


The Yeoksam-dong 819-8 Building is located within a one-minute walk of Gangnam Station exits 11 and 12, surrounded by a high concentration of financial institutions, educational facilities, offices, and medical centers. 


RSQUARE DESIGN has performed designs for various commercial real estate sectors, including offices, retail, hospitals, hotels, and educational facilities. Recently, it established an Architecture Division to expand its business scope into remodeling, reconstruction, and new construction. 


Rigorous safety management was also maintained during the construction process. Last November, Senior Manager Myung-jin Bang of RSQUARE DESIGN, who served as the site manager, received a commendation for observing safety rules and creating a safe working environment during the Special Safety Education for Architectural Construction hosted by the Gangnam-gu Office. 


In the course of the project, RSQUARE DESIGN integrated the commercial real estate data and market analysis capabilities of its parent company, RSQUARE, into the design process. Beyond simple architectural completion, the company planned a space considering site characteristics and industries with high tenant demand. As a result, it strengthened the leasing competitiveness of the building and successfully drove an increase in asset value.
