RSQUARE (CEO: Lee Yong-gyun), Korea’s leading comprehensive commercial real estate service provider, and SAMOO Architects & Engineers (CEO: Sohn Chang-kyu) announced on the 26th that they have signed a Memorandum of Understanding (MOU) to innovate the commercial modular construction market.
The two companies recently held a signing ceremony at the headquarters of SAMOO Architects & Engineers (hereafter referred to as SAMOO) and agreed to jointly discover and execute domestic modular construction projects over the next three years. The core of the agreement is to provide an integrated solution for commercial modular construction by combining RSQUARE's data-driven architectural planning and feasibility study capabilities with SAMOO's expertise in design and construction technology.
Maximizing Synergy Through Division of Roles
Under the agreement, RSQUARE will be responsible for:
Analyzing the location and profitability of modular commercial facilities
Investment advisory and operation optimization consulting
Data-driven risk management
SAMOO will provide:
The two companies plan to establish a full-lifecycle process ranging from the project development stage to operation and exit (sale), supporting optimized decision-making at each step. When identifying new projects, they will jointly review business feasibility and, if necessary, enter into separate joint venture agreements to flexibly adjust the scope of participation for each project.
Modular Construction: Meeting Speed, Efficiency, and ESG Standards
Modular construction is a method where units prefabricated in a factory are assembled on-site. This approach offers advantages such as shortened construction periods, uniform quality, and waste reduction. As rapid asset turnover and operational efficiency are crucial in the commercial real estate market, the utilization of modular methods is increasing.
Both companies noted that the domestic commercial modular market is still in its early stages. RSQUARE intends to present optimal locations and business models based on its accumulated commercial real estate data and market analysis capabilities, while SAMOO aims to enhance technical sophistication using its over 40 years of design and construction know-how. RSQUARE and SAMOO plan to prioritize modular-based commercial facility projects in major domestic cities and expand their business scope to overseas markets in the medium to long term.
