RSQUARE (CEO: Lee Yong-gyun), a comprehensive commercial real estate service firm, announced on the 22nd that it has successfully secured a flagship store for the global street fashion brand BAPE (A Bathing Ape) in Dosan, one of Seoul's core commercial districts.
This project is significant in that it introduced a world-renowned high-end brand to the Dosan area—where the vacancy rate is virtually zero—through an off-market transaction. Off-market refers to a transaction method where real estate listings are not posted on portals or public boards but are traded exclusively through specific brokers trusted by the landlord.
BAPE, a fashion brand founded in Tokyo, Japan, in 1993, has expanded its global influence through collaborations across music, art, and culture. It currently operates flagship stores in major cities across Asia, the United States, and Europe, building a massive global fandom.
The newly secured Dosan flagship store opened its doors in Sinsa-dong, Gangnam-gu, Seoul, in December 2024. This marks the brand's third location in Korea, following 'BAPE Cheongdam' and 'BAPE The Hyundai Seoul.' RSQUARE reportedly closed this notable off-market deal by proposing a Grade-A new building that had not yet been disclosed to the market
In the Dosan commercial district, where high-end fashion brands are in fierce competition, RSQUARE overcame location scarcity and market competition by leveraging its off-market information power, relationship-based negotiation skills with landlords, and expertise in coordinating complex contract structures.
RSQUARE's Retail Business Division showed strong growth last year by signing numerous flagship contracts for major domestic and international brands. In 2025, it achieved a revenue of 159% compared to the previous year.
Key contract examples include the first flagship store for 'Ohouse' (Bucketplace) in Bukchon, and the first and second flagship stores in Myeongdong and Hongdae for the eyewear brand 'Reclow.' Additionally, starting with the Toxnfill Hongdae contract, the division is expanding into the medical sector by providing nationwide expansion advisory services in areas like Seongsu and Daejeon. The team also facilitated a collaboration store contract for Daewon Media’s new F&B business and the fashion brand Dr. Martens, which is currently preparing for its opening.
Furthermore, the division has advised on the leasing of special-purpose assets, such as the Inchang Development model house, Coupang’s Micro Fulfillment Centers (MFC), and Kolon Motors' vehicle maintenance factory.
