The nationwide industrial and warehouse transaction market is experiencing steady growth. In April of this year, both the number of transactions and the total transaction value increased compared to the previous month.


According to RSQUARE (CEO: Lee Yong-gyun), Korea’s leading comprehensive commercial real estate service firm, nationwide industrial and warehouse transactions in April (as of June 3) totaled 566 cases with a value of 1.5019 trillion KRW. These figures represent month-on-month increases of 3.5% in deal count and 17.0% in value. This is based on RSQUARE’s analysis of actual transaction prices from the Ministry of Land, Infrastructure and Transport. 


Transactions in the Gyeonggi region, the largest market in Korea, remained stable with a slight increase of 0.7% compared to the previous month. Notably, a "warm breeze" blew through the Incheon market, revitalizing the overall atmosphere. As of April, Incheon recorded 29 industrial and warehouse transactions totaling 207.7 billion KRW, up 26.1% in deal count and 126.6% in value MoM. 


The surge in Incheon was primarily driven by the sale of a logistics center in Wonchang-dong, Seo-gu (98.5 billion KRW). Meanwhile, in Seoul, large-scale deals were finalized, including an automotive management facility in Seongsu-dong, Seongdong-gu (200.0 billion KRW). 


In addition, transaction values in major provincial areas showed significant growth: Gyeongbuk (119.7 billion KRW, ↑149.4%), Chungnam (101.6 billion KRW, ↑81.5%), Chungbuk (31.4 billion KRW, ↑93.0%), and Jeonnam (29.3 billion KRW, ↑171.8%). 


"The overall deal scale was maintained as major transactions were finalized in the Seoul and Incheon areas," said Kang-min Ryu, Head of the RSQUARE Research Center. However, he added a note of caution: "Investment burdens such as the oversupply of logistics centers and high interest rates have not changed. We need to wait and see before declaring a full market revitalization."
