National transactions for industrial and warehouse facilities have maintained a level in the low 1 trillion KRW range for three consecutive months since July, showing signs of entering a stable zone without sharp fluctuations. 


According to an analysis of actual transaction data from the Ministry of Land, Infrastructure and Transport (MOLIT) by RSQUARE ANALYTICS (RA), the research arm of comprehensive commercial real estate service firm RSQUARE (CEO: Lee Yong-gyun), the national industrial and warehouse transaction value in September was 1.1377 trillion KRW with 337 transactions. 


Compared to the previous month (1.0153 trillion KRW / 331 cases), the transaction value increased by 12.1% and the number of cases rose by 1.8%, indicating that the downward trend has halted and shifted toward a gentle recovery. 


When compared to the same month last year (1.0779 trillion KRW / 303 cases), the transaction value grew by 5.6% and the volume increased by 11.2%. Despite a lack of mega-deals, a stable flow centered on small-to-medium assets is being maintained. The largest transaction in September was the 'Gwangju Pyeongdong 3rd TIL Logistics Center' (approx. 92.0 billion KRW) in Yeonsan-dong, Gwangsan-gu, Gwangju—a logistics hub where GS Retail is currently an anchor tenant. 


Looking at the yearly trend, the transaction value has expanded approximately 2.2 times and the volume by 34% compared to the yearly low in January (523.8 billion KRW / 251 cases). After peaking in June (1.7124 trillion KRW), the market underwent some adjustment but has successfully bottomed out by maintaining a transaction volume above the 1 trillion KRW threshold for six consecutive months. 


By region, activity was most robust in Gyeonggi-do (103 cases), followed by Gyeongsangnam-do (46 cases) and Gyeongsangbuk-do (40 cases). In contrast, Chungcheongnam-do saw a temporary void in transactions, dropping to 8 cases in September from its monthly average of 21.3 cases this year. 


"The national industrial and warehouse market has stopped its sharp decline and is following a path of gradual recovery amidst a steady state," analyzed the RSQUARE Research Center. "End-user transactions focused on assets with proven locations and stability, rather than mega-deals, are supporting the market. We can expect further recovery as macroeconomic uncertainties continue to ease."
