According to an analysis of actual transaction data from the Ministry of Land, Infrastructure and Transport (MOLIT) by RSQUARE ANALYTICS (RA), the research arm of comprehensive commercial real estate service firm RSQUARE (CEO: Lee Yong-gyun), national industrial and warehouse transactions in November 2025 saw a massive expansion in scale, driven by a concentration of the year's largest mega-deals. 


The study reveals that the national industrial and warehouse transaction value in November 2025 reached 1.8987 trillion KRW with 323 transactions. Compared to the previous month (October: 732.5 billion KRW / 294 cases), the transaction value increased by 159.3% and the volume rose by 9.9%. Following the adjustment in October, monthly indicators rebounded as major transactions resumed. 


The defining characteristic of the November market was the "weight of transactions" concentrating on mega-deals. The largest transaction was the 'Logis Valley Ansan' logistics center in Seonggok-dong, Ansan-si, Gyeonggi-do, which was sold for 512.3 billion KRW. This stands as the largest single transaction recorded between January and November 2025. This was followed by a logistics center in Jeombong-dong, Yeoju-si (220 billion KRW), and 'Logis Point Yeoju' in Samgyo-dong, Yeoju-si (190 billion KRW), ranking second and third respectively. 


The combined value of these top three transactions totaled 922.3 billion KRW, accounting for 48.6% of the total national transaction value for November (1.8987 trillion KRW). Excluding these top three deals, the remaining transaction value falls below the 1-trillion-KRW mark (976.4 billion KRW), demonstrating that the monthly rebound was heavily influenced by large-scale transactions. 


The "concentration" of mega-deals was also remarkable. All of the top deals in November were included in the overall top five transactions for the period of January to November 2025, ranking 1st, 3rd, and 4th respectively. In effect, three out of the five largest deals of the year (excluding December) were concentrated in November. 


RA analyzed this by stating, "Even in a phase where monthly transaction values are recovering, the structure remains strong where the closing of top-tier mega-deals dictates the overall indicators." 


From a mid-to-long-term perspective, the industrial and warehouse market is maintaining resilience through steady fluctuations within a range of approximately 1 trillion KRW. However, given that the resumption of trading is explained more by the "concentration of large deals" rather than a "broadening of the market base," future market interpretations will need to consider both medium-term trends and changes in transaction composition. 


"The industrial and warehouse market in 2025 is showing a gentle recovery trend," forecasted the RSQUARE Research Center. "November saw a significant expansion in transaction scale due to the largest deals of the year. As vacancy rates are expected to decline in the future, we anticipate a continued recovery in transactions." The center added, "If the manufacturing and logistics business climate and the interest rate environment stabilize, this recovery trend could become even more distinct."
