According to an analysis of actual transaction data from the Ministry of Land, Infrastructure and Transport (MOLIT) by RSQUARE ANALYTICS (RA), the research arm of comprehensive commercial real estate service firm RSQUARE, the national industrial and warehouse sales market in January 2026 saw transactions exceeding 400 billion KRW, continuing a big deal rally for three consecutive months. 


According to RA's analysis released on the 9th, the national industrial and warehouse transaction value in January reached 1.4526 trillion KRW across 368 transactions. Although the total value decreased compared to the previous month (December 2025: 2.3575 trillion KRW / 337 cases), it successfully maintained a level in the mid-1-trillion-KRW range. 


Large-scale transactions have been capturing the industrial and warehouse market for three months in a row. In November last year, the 'Logis Valley Ansan' logistics center in Seonggok-dong, Ansan, Gyeonggi-do, traded for approximately 512.3 billion KRW, setting a yearly record. In December, this record was broken again when the 'Cheongna Logistics Center' was sold for approximately 1.03 trillion KRW. 


In January of this year, the 'Arenas Yeongjong Logistics Center' in Incheon carried over this heavy-transaction momentum, trading for approximately 432.0 billion KRW. However, this was the only transaction exceeding 100 billion KRW during the month. This demonstrates that the market is driven by selective investments focusing on prime assets rather than a broad market-wide expansion. Analysis suggests that the investment appeal of prime logistics assets in the Greater Seoul area remains strong amid robust tenant demand and restricted new supply. 


"While the investment flow is being sustained with large-scale transactions in the industrial and warehouse market continuing for three months straight, this selective approach centered on prime logistics assets is expected to persist for the time being," forecasted the RSQUARE Research Center.
