▶ RSQUARE RA analyzes MOLIT data: February national industrial/warehouse properties record 317 cases and 972.9 billion KRW

According to an analysis of actual transaction data from the Ministry of Land, Infrastructure and Transport (MOLIT) by RSQUARE ANALYTICS (RA), the research arm of comprehensive commercial real estate service firm RSQUARE (CEO: Lee Yong-gyun), the transaction volume of the national industrial and warehouse market in February 2026 was tallied at 972.9 billion KRW across 317 cases. Compared to the previous month (January: 1.4526 trillion KRW / 368 cases), both transaction value and count declined simultaneously, failing to defend the 1-trillion-KRW threshold. 


■ Absence of Transactions Over 100 Billion KRW… Presence of Big Deals Splits Monthly Metrics 


The defining characteristic of the February market was the complete absence of large-scale transactions exceeding 100 billion KRW. 


In January, the sale of Incheon's 'Arenas Yeongjong Logistics Center' for 432.0 billion KRW single-handedly drove the monthly volume up to 1.4526 trillion KRW. However, as no comparable transactions crossed the finish line in February, the total transaction value immediately slid below the 1-trillion-KRW mark. 


Top-tier transactions in February were evenly distributed within the 40 to 70-billion-KRW range. The largest single transaction was Koramco Asset Management's acquisition of the 'Logis Point Hobeob B Logistics Center' in Icheon, Gyeonggi-do for 79.0 billion KRW. This was followed by a logistics center in Pungsan-dong, Hanam-si for 77.0 billion KRW, and a factory in Daedeok-gu, Daejeon sold by Robert Bosch Korea for 40.0 billion KRW. 


■ Mid-Sized Transactions Evenly Distributed… Dispersed Transactional Structure Emerges 


February showcased a structure with narrow price variations between transactions and a significantly lower dependency on specific standout deals. While the metrics of the preceding month (January) were heavily dictated by a single transaction in the 400-billion-KRW range, February exhibited a highly dispersed layout centered on small-to-medium-sized deals. RA analyzed this not as a broader market contraction, but as a temporary, short-term structural shift moving away from mega-deals toward mid-to-small-scale assets. 


"February can be interpreted as a month where market dependency on mega-scale transactions diminished," stated the RSQUARE Research Center. "While investment demand for prime industrial and warehouse assets remains intact, overall transaction volumes are highly likely to exhibit continued volatility depending on the unique characteristics of individual deals."
