RSQUARE (CEO: Lee Yong-gyun), a comprehensive commercial real estate service firm, is accelerating its penetration into the Vietnamese real estate market, backed by its proprietary local talent cultivation initiative. 


According to RSQUARE on the 23rd, amid a macro-trend where major South Korean conglomerates and mid-sized enterprises are restructuring Vietnam into their core manufacturing, R&D, and energy hubs, RSQUARE is squarely targeting the commercial real estate demands generated by these firms' cross-border expansions. 


The linchpin of RSQUARE's Vietnam strategy lies in 'directly cultivated personnel.' The 'RSQUARE Global Talent Exchange (RGTE),' a talent incubation program operating since 2022, has entered its third cycle this year. The program runs via a dual-track framework. One track selects outstanding Vietnamese talents studying in South Korea for intensive training at the Seoul headquarters before deploying them to the Vietnam subsidiary. The other track invites high-performing employees from the Vietnam office to the headquarters, grooming them into manager-level leaders before returning them to their home base. Employees undergoing these two paths naturally internalize RSQUARE's unique work methodologies, characterized by a relentless, hands-on, on-site attitude and highly systematic operational processes. 


The data competitiveness that RSQUARE Vietnam has built on the ground is a direct product of these trained talents. Consequently, RSQUARE Vietnam achieved remarkable growth last year. Its total contract revenue surged more than six-fold compared to the previous year, and by adding commercial interior fit-out services to its leasing advisory and disposition consulting lines, the firm successfully stabilized the same full-value-chain model locally as its South Korean headquarters. The customer base is also highly resilient. Out of the total client portfolio, local Vietnamese corporations account for approximately 40% and multinational enterprises make up 30%, whereas dependency on South Korean firms stays capped at 30%. Unlike typical Korean-affiliated offices that rely heavily on expatriate corporate accounts, this metric serves as proof that an independent business structure rooted deeply in the local market is effectively operating. 


CEO Yong-gyun Lee will also participate in the South Korean Presidential Economic Mission visiting Vietnam. The high-profile delegation includes South Korean President Jae-myung Lee, alongside the heads of the nation's top four conglomerates: Samsung Electronics Chairman Jae-yong Lee, SK Group Chairman Tae-won Chey, Hyundai Motor Group Executive Chair Euisun Chung, and LG Group Chairman Kwang-mo Koo, as well as the chief executives of major commercial banks. RSQUARE listed its name on the delegation roster representing the real estate services and proptech sectors. Innovative enterprises from the content and IT sectors, such as Galaxy Corporation and Krafton, will also join the mission. This delegation, which evenly embraces traditional conglomerate groups and industry-specific innovative firms, is evaluated as an excellent display of the diversified competitiveness of K-Business.
