RSQUARE DESIGN (CEO: Yong-su Jang), the architectural and interior design arm of RSQUARE, has successfully secured large-scale projects consecutively within the non-office mixed-use construction market, such as hospitals and hotels. This movement signals a leap toward evolving into a comprehensive commercial real estate construction firm by diversifying its office-centric business portfolio. The firm emphasized, "Our data-driven management and human capital accumulated over the years have converged with a market rebound, leading to tangible results." 


Since the beginning of this year, RSQUARE DESIGN has sequentially executed contracts for the expansion of the Philip Medical Center in Yeongdeungpo, the new construction of the Come & Stay Tourist Hotel in Seogyo-dong, Mapo-gu, and a new-build grade remodeling of the East Seoul Prima Hotel. 


The 'Philip Medical Center Expansion Project,' which completed its contract recently, is valued at 18.0 billion KRW. By constructing a new ward on a site adjacent to the main medical facility, a large-scale healthcare facility spanning 4 underground floors and 9 above-ground floors with a gross floor area (GFA) of 7,651 m²  will be completed upon handover. This involves a highly challenging engineering process that connects a fully operational hospital with a newly built structure while flawlessly preventing traffic flow interferences between existing medical staff and patients. 


Following this, the secured 'Seogyo-dong Come & Stay Tourist Hotel New Construction Project' is a mandate to develop a hospitality facility featuring 130 rooms. The firm’s complex project management capabilities—overcoming the construction limitations of a tight urban plot, navigating license/permit modification risks, and aligning with financial institution fund disbursements—drove the successful acquisition of this contract.

The 'East Seoul Prima Hotel Project' is a value-add remodeling initiative that transforms an existing hotel into a 4-star hospitality asset with 160 rooms. Instead of pursuing demolition and new construction, it adopts a 'repositioning remodeling' approach that utilizes the existing structural framework while delivering a finish quality equivalent to a brand-new build. 


"Securing three consecutive large-scale projects over the last two months serves as proof that our technical engineering and project management capabilities have been recognized within non-office sectors as well," stated Il-hwan Jeong, Head of the Architecture Division. "As a total solution provider encompassing both new builds and value-add remodeling, we will establish ourselves as a comprehensive real estate construction partner that elevates the fundamental value of assets." 


Capitalizing on these achievements as a springboard, RSQUARE DESIGN plans to broaden its business scope from offices to non-office sectors, solidifying its position as a comprehensive commercial real estate construction enterprise that enhances space value across the entire asset lifecycle.
