The number of commercial and office property transactions in Seoul has expanded for the third consecutive month, reaching 202 cases. However, the average transaction value per case slightly decreased month-over-month to approximately 8.7 billion KRW. This is interpreted as a result of trading activity expanding primarily around small-to-medium-sized assets.
These are the findings released by RSQUARE ANALYTICS (RA), the research arm of comprehensive commercial real estate service firm RSQUARE (CEO: Lee Yong-gyun), following its analysis of actual transaction data from the Ministry of Land, Infrastructure and Transport (MOLIT) for this past April.
In April, the transaction volume of Seoul's commercial and office real estate market was tallied at 1.7664 trillion KRW across 202 cases. Compared to the previous month (March: 1.6725 trillion KRW / 185 cases), the transaction volume and count increased by 5.6% and 9.2% respectively. The transaction count has maintained a steady upward trajectory, climbing from 143 cases in January to 144 in February, 185 in March, and 202 in April.
Compared to the same month last year (April 2025: 196 cases / 2.5621 trillion KRW), the transaction count increased slightly, but the overall transaction volume declined. This indicates that while market participation itself expanded, it lacked the backing of large-scale deals capable of elevating the aggregate market volume.
Despite the rise in transaction count, the average transaction value per case edged down to approximately 8.7 billion KRW, compared to around 9.0 billion KRW in the preceding month. The fact that the growth rate of the transaction volume (5.6%) fell below that of the transaction count (9.2%) mirrors this exact trend.
The largest individual transaction in April was the 'Lotte Chilsung Beverage Yangpyeong-dong Workplace' located in Yangpyeong-dong 5-ga, Yeongdeungpo-gu, which traded for approximately 158.0 billion KRW. This was followed by the sale of the 'Hana Insurance Building' in Inui-dong, Jongno-gu, for around 137.0 billion KRW. These were the only two transactions exceeding 100 billion KRW during the month. Compared to the first three months of the year, which consistently recorded three mega-deals per month, large-scale transactions experienced a decline.
"April confirmed an expansion in market participation as the transaction count surpassed the 200-case mark," stated the RSQUARE Research Center. "However, the margin of increase in total transaction volume remained limited, characterized by trading activity continuing to center on small-to-medium-sized assets rather than mega-deals."
