Following a two-month absence of mega-deals exceeding 100 billion KRW in the factory and warehouse sales market, two such blockbuster transactions closed in April, propelling the total transaction volume to its highest level of the year.
According to an analysis of actual transaction data from the Ministry of Land, Infrastructure and Transport (MOLIT) conducted by RSQUARE ANALYTICS (RA), the research arm of comprehensive commercial real estate service firm RSQUARE (CEO: Lee Yong-gyun), the nationwide transaction volume for factories and warehouses in April 2026 was tallied at 1.3910 trillion KRW across 361 cases. Compared to the previous month (March: 920.2 billion KRW / 370 cases), the transaction volume surged by 51.2%, whereas the transaction count decreased by 2.4%.
The largest individual transaction in April was a factory property located in Mullae-dong 3-ga, Yeongdeungpo-gu, Seoul, which traded for approximately 357.0 billion KRW. This was followed by a warehouse facility in Dongcheon-dong, Suji-gu, Yongin-si, Gyeonggi-do, which transacted for around 102.2 billion KRW. These two deals represent the second and third largest transactions in the factory and warehouse sector so far this year. Including the year's largest individual transaction—the Arenas Yeongjong Logistics Center in January (approx. 432.0 billion KRW)—two of the top three deals of the year concentrated heavily within the month of April alone.
Conversely, the months of February and March recorded zero transactions exceeding 100 billion KRW. The largest individual deal capped at approximately 78.6 billion KRW in February and around 69.0 billion KRW in March. Analysts evaluate that the expansion of the transaction volume in April was driven heavily by the closing of these mega-deals rather than an increase in overall transaction counts.
The monthly transaction volume had maintained a downward trajectory, moving from 1.2182 trillion KRW in January to 959.0 billion KRW in February and 920.2 billion KRW in March, before rebounding sharply to its yearly peak of 1.3910 trillion KRW in April.
"Although the fluctuation in transaction count was minimal in April, the closing of large-scale deals significantly expanded the total transaction volume," stated the RSQUARE Research Center. "The factory and warehouse market continues to display a structural characteristic where monthly indicators fluctuate heavily depending on the successful execution of mega-transactions."
