▶ RSQUARE brokers hybrid Kurarie × Dr. Martens store in Dosan, establishing a new model for brand-collaborative retail
▶ RSQUARE: "This reduces tenants' rental burden while maximizing marketing synergy — a strategic case study going beyond conventional store rollout methods"
▶ Retail Division posts 50% YoY growth, cementing its position as a partner for hybrid and strategic retail planning
RSQUARE (CEO: Yong-gyun Lee), a full-service commercial real estate firm, announced on the 13th that it has introduced a new model to the retail brokerage market: a collaborative store bringing together brands from entirely different industries under a single roof.
Brokered by RSQUARE, the space unites Daewon LAB's dessert café brand "Kurarie" and the UK's global footwear and fashion brand "Dr. Martens" within one building — a first-of-its-kind hybrid retail format.
The property, a two-story building located at 633 Sinsa-dong, Gangnam-gu, Seoul, has a gross floor area of 478.09㎡ (approx. 145 pyeong). The Kurarie Café occupies the first floor, while the Dr. Martens Dosan Flagship Store occupies the second. The two stores opened sequentially on March 13 and March 19.

■ Architecting a New Model for Retail Brokerage
RSQUARE's Retail Division played an active role in this project, focusing on strategic brand matching and deal structuring.
The core strategy was to bring together brands with distinct identities within a single space. In the Dosan district — where rental costs are exceptionally high — RSQUARE structured a collaborative arrangement that allowed both tenants to reduce occupancy costs while giving the landlord stable rental income.
Site selection was equally strategic. Known as the "mecca of street fashion," Dosan is home to a dense cluster of leading domestic and global fashion brands, including Supreme, Louis Vuitton, Casetify, Bape Store, Diesel, and Kasina.
Backed by a catchment area with some of the strongest purchasing power in the country, the district sees a daily foot traffic of 240,000 people and a working population of 28,000 within a 500m radius, along with an average household income of 170 million KRW. Inflows of international tourists have also been rising steadily year over year. RSQUARE identified Dosan as the ideal stage to showcase the hybrid identity of the two brands.
■ RSQUARE Retail Division Sustains Rapid Growth
The RSQUARE Retail Division has sustained annual growth of 10–30% in recent years, and last year posted a record year-over-year growth rate exceeding 50%. Growth of over 30% is projected again this year, with 40% of the annual performance target already achieved as of February. The division closes an average of roughly 40 lease contracts per year, and within the Dosan submarket alone, it has successively secured lease agreements for Bape Store, Dr. Martens, and Kurarie.
"There remains vast untapped potential across the retail leasing market, and we have the client network to unlock it," said Yun-sun Jeong, Retail Team Leader at RSQUARE. "We aim to move beyond conventional brokerage to become a comprehensive strategic retail partner — spanning brand sourcing, MD planning, and spatial consulting."
