Four mega-deals exceeding 100 billion KRW closed in the nationwide factory and warehouse market between January and May this year — a striking contrast to the same period last year, which saw none.
According to an analysis of actual transaction data from the Ministry of Land, Infrastructure and Transport (MOLIT) by RSQUARE ANALYTICS (RA), the research arm of full-service commercial real estate firm RSQUARE, nationwide factory and warehouse transaction volume in May totaled 1.1428 trillion KRW across 260 deals.
Compared to the previous month (April: 1.3910 trillion KRW / 361 deals), total transaction volume fell 17.8% and deal count dropped 28.0%. Because the decline in deal count outpaced the drop in volume, the average value per deal rose 14.1% MoM — from approximately 3.85 billion KRW in April to roughly 4.39 billion KRW in May.
Notably, another transaction exceeding 100 billion KRW closed in May. The largest single deal of the month was a logistics center in Seongsu-dong, Seongdong-gu, Seoul, which sold for approximately 153.0 billion KRW. This follows April, when two mega-deals closed within the same month: a factory in Mullae-dong 3-ga, Yeongdeungpo-gu (approx. 357.0 billion KRW) and a warehouse facility in Dongcheon-dong, Suji-gu, Yongin (approx. 102.2 billion KRW).
This brings the total number of transactions exceeding 100 billion KRW between January and May 2026 to four — including the 'Arenas Yeongjong Logistics Center' in Incheon (432.0 billion KRW), which closed in January. This stands in sharp contrast to the same period last year (January–May 2025), when no deals of this scale were recorded.
That said, the second half of 2025 saw a string of record-breaking mega-deals, including 'LogisValley Ansan' in November (512.3 billion KRW) and 'Cheongna Logistics' in December (1.0300 trillion KRW). This suggests that mega-deals haven't disappeared from the market altogether — rather, market activity has fluctuated significantly depending on deal timing.
Notably, while large-scale factory and warehouse transactions typically concentrate in logistics hubs across Gyeonggi and Incheon, the largest deals in both April and May were recorded in Seoul — in Yeongdeungpo-gu and Seongdong-gu, respectively. The Seongsu-dong logistics center deal, however, was identified as an acquisition driven by plans for office conversion.
"In May, the nationwide factory and warehouse market sustained overall transaction volume even as deal count declined," said the RSQUARE Research Center. "Whether this pattern continues in the months ahead will be a key indicator of the market's direction."
