▶ RA analyzes Ministry of Land, Infrastructure and Transport (MOLIT) actual transaction data for June: Seoul commercial and office property transactions reach 2.8090 trillion KRW, while nationwide industrial and warehouse property transactions total 1.2175 trillion KRW
▶ Commercial and office transaction volume surges 58.5% despite a flat deal count — the 811.2 billion KRW Hana Securities Building deal single-handedly drives growth
▶ Industrial and warehouse deal count climbs 16.2%, while total transaction value edges up just 6.5%
In the Seoul commercial real estate market, a single mega office transaction reshaped the overall market landscape in June. Hana Securities acquired its headquarters in Yeouido for approximately 811.2 billion KRW, setting a new price record for the Yeouido Business District (YBD) at 38.4 million KRW/pyeong. The industrial and warehouse market, by contrast, told a different story: deal count rose more than 16% month-over-month, while total transaction value grew by just 6.5% — a sign of active trading centered on small to mid-sized assets. According to an analysis of MOLIT actual transaction data by RA (RSQUARE ANALYTICS), the two markets diverged clearly between "a handful of mega deals" and "a broad base of small to mid-sized transactions."
According to the analysis by RA (RSQUARE ANALYTICS), the data analytics platform of commercial real estate firm RSQUARE (CEO: Lee Yong-gyun), Seoul's commercial and office real estate transaction volume reached 2.8090 trillion KRW across 172 deals in June. Nationwide, industrial and warehouse property transactions totaled 1.2175 trillion KRW across 302 deals.
Month-over-month, Seoul's commercial and office transaction value jumped 58.5% from 1.7720 trillion KRW, while deal count remained virtually unchanged (172 deals versus 171 the previous month). Nationwide industrial and warehouse transactions saw total value rise 6.5% (from 1.1428 trillion KRW) alongside a 16.2% increase in deal count (from 260 deals).
■ Seoul Commercial & Office Volume Surges 59% Despite Unchanged Deal Count
The primary driver behind the sharp rise in Seoul's June commercial and office transaction value was the year's largest single deal. Hana Securities exercised its right of first refusal to acquire the Hana Securities Building in Yeouido-dong, Yeongdeungpo-gu, from KORAMCO The One REIT for approximately 811.2 billion KRW.
Excluding equity transfers, this stands as the largest single transaction in Seoul's commercial and office market this year — and the first deal in the 800 billion KRW range in roughly a year, since the Seoul International Tower transaction in Yeoksam-dong, Gangnam-gu (approx. 897.1 billion KRW) last June. The price per pyeong came to approximately 38.4 million KRW/pyeong, an all-time high for the Yeouido Business District (YBD).
The impact of this single deal was substantial. Excluding the Hana Securities Building transaction, Seoul's June transaction value stood at approximately 1.9978 trillion KRW — largely in line with the high-1 trillion KRW trend seen from January through May. With deal count also holding steady, the jump in monthly transaction value reflects the outsized impact of this one deal rather than a broad-based rise in market activity.
June saw six transactions exceeding 100 billion KRW — double the roughly three-deal monthly average recorded between January and May. Following the Hana Securities Building deal, top transactions included the 'Designers Club' in Cheongdam-dong, Gangnam-gu (159.7 billion KRW), the 'Lotte Chilsung Beverage Yangpyeong-dong Site' in Yangpyeong-dong 5-ga, Yeongdeungpo-gu (158.2 billion KRW), the 'Peyto Building' in Nonhyeon-dong, Gangnam-gu (120 billion KRW), 'CheongdamONE' in Cheongdam-dong, Gangnam-gu (110.3 billion KRW), and the 'Hannuri Building' in Naeja-dong, Jongno-gu (108 billion KRW).
■ Nationwide Industrial & Warehouse Deal Count Up 16%, Total Value Sees Modest Growth
The nationwide industrial and warehouse market followed a different trajectory than the commercial and office sector. In June, deal count rose 16.2% month-over-month to 302 transactions, while total value grew just 6.5%. Because deal volume outpaced total transaction value, the average price per deal fell from approximately 4.39 billion KRW in May to 4.03 billion KRW in June.
The largest transaction in June was a warehouse facility in Wongok-myeon, Anseong-si, Gyeonggi-do, which closed for approximately 205 billion KRW — the only industrial/warehouse transaction to exceed 100 billion KRW during the month.
Looking at the full first half of the year, growth in transaction value outpaced growth in deal count. In H1 2026, nationwide industrial and warehouse transaction value reached approximately 6.8487 trillion KRW, up 25.2% year-over-year. Deal count, meanwhile, rose just 1.8%, from 1,920 deals in H1 2025 to 1,954 deals in H1 2026 — indicating that while transaction volume held roughly steady, total transaction value expanded by about a quarter.
"In June, Seoul's commercial and office market saw a sharp rise in monthly transaction value driven by a single mega deal, even as deal count remained nearly unchanged," said the RSQUARE Research Center. "The industrial and warehouse market, meanwhile, saw a moderate rise in total value alongside an increase in deal count. Across the first half of the year overall, the market was defined by expanding transaction value even as deal counts stayed roughly in line with last year."
