RSQUARE (CEO: Lee Yong-gyun), a comprehensive commercial real estate service company, announced on the 16th that it has been appointed to advise on the sale of ‘Humax Village,’ a landmark office building in the Bundang Business District (BBD). 


A Landmark Asset Embedded with the ‘Village’ Philosophy


Humax Village is a Grade-A office asset with a total floor area of 44,594㎡, currently held by the Korea Land & Trust through its K-One No. 16 REIT. Located on Hwangsaeul-ro, Bundang-gu, Seongnam-si, the building was constructed in 2006 as the headquarters for Humax, a first-generation Korean venture company. Designed by the world-famous architect Seung H-Sang, the building incorporates a ‘Village’ concept. By placing internal courtyards and open community spaces to reflect a philosophy of transparent communication, the building itself was realized as a village-like space. 


The location is a one-minute walk from Sunae Station (Bundang Line) and is evaluated as a strategic hub connecting Gangnam, Seoul, and the Pangyo Techno Valley. Along with a pleasant working environment offering views of Tancheon Stream, it is considered a ‘Trophy Asset’ due to the rarity of large-scale prime offices in the Bundang area. Leveraging these strengths, Humax Village has functioned as a regional business hub, housing not only the Humax Group but also innovative tech companies like Eoflow, and startups and public institutions through SparkPlus coworking spaces. 


The Growth Potential of BBD


The Bundang Business District (BBD) is a core business district on par with Seoul’s three major districts (CBD, GBD, and YBD), with steady leasing demand as a cluster for IT and venture companies. In particular, it serves as the central axis of the industrial ecosystem connecting old Bundang and the new city of Pangyo, acting as a gateway for scale-up companies. Its strategic importance is expected to grow further in tandem with the expansion of nearby areas, such as the development of the 2nd Pangyo Techno Valley. 


Market analysts estimate that the total sale price will exceed 300 billion KRW, considering recent market prices in the Bundang area. 


Professional Advisory Integrating Data, Network, and Strategy


During the sales advisory process, RSQUARE’s Investment Advisory Team precisely verified factors such as rental yield, vacancy risk, and future value appreciation based on its deep data of over 300,000 properties and RA (RSQUARE Analytics). Simultaneously, utilizing the network accumulated through Tenant Representation (TR) and Landlord Management (LM), the team is actively contacting various investors with purchase demand in the Bundang area and expanding preliminary communication with Strategic Investors (SI) based in the district. 


The strategy is to maximize the transaction value by attracting not only purely financial investors but also strategic investors focusing on regional synergies.

Meanwhile, S-1 has been selected as the co-lead manager for the sale, and Korea Land & Trust is expected to proceed with the bidding process as early as next month.
