▶ Selected as sales advisor for 'A1 Dangsan,' an office asset held by NH Amundi Asset Management
▶ Successfully securing successive advisory mandates for prime assets in major Seoul districts
A consortium consisting of RSQUARE (CEO: Lee Yong-gyun) and Savills Korea announced on the 4th that it has been appointed as the sales advisor for 'A1 Dangsan,' a major office asset in the Greater Yeouido Business District (YBD).
A1 Dangsan, located at 559 Gukhoe-daero, Yeongdeungpo-gu, Seoul, is a mid-to-large office building with 6 basement levels and 17 ground levels, featuring a total floor area of approximately 8,468 pyeong. Situated within the Greater Yeouido area and just a two-minute walk from a transfer station for Lines 2 and 5, it is highly valued for its excellent accessibility to the city center and business connectivity.
The anchor tenant of the asset is Samsung Life Insurance. The long-term occupancy of this high-credit tenant provides a stable rental income structure, ensuring consistent cash flow. This is evaluated as a core factor for investment decision-making from the perspective of institutional investors.
This achievement is deeply significant as it goes beyond a simple validation phase to prove a 'stable operating model' on an annual basis. Following the verification of the resource recovery model’s potential by processing 620 tons of waste in the first half of 2025, RSQUARE DESIGN solidified this as a company-wide operating system by maintaining the same processing structure and data standards through the second half of the year.
A1 Dangsan also possesses competitive physical specifications. Its side-core structure allows for excellent space utilization efficiency. Located on a road corner, the building boasts outstanding visibility and accessibility. Furthermore, it offers 199 self-parking spaces, providing superior parking conditions compared to other office facilities in Seoul.
The market evaluates the Dangsan-Yeongdeungpo district, where A1 Dangsan is located, as an area where demand for relocation from large and medium-sized enterprises is consistently observed. Analysts suggest that the asset holds long-term potential for value appreciation, functioning as a satellite business district for Yeouido while benefiting from the continuous expansion of transportation and commercial infrastructure.
RSQUARE is proving its competitiveness as a data-driven proptech advisory firm, with its completed sales advisory transaction volume exceeding 2 trillion KRW last year. A notable transaction was the closing of 'Centerpoint Gwanghwamun' last October. Valued at 432 billion KRW, this deal—moving from Koramco Asset Trust to Kyobo AIM Asset Management—was executed via a share deal at 36.7 million KRW per 3.3㎡. RSQUARE advised on the entire process of this deal alongside Deloitte.
In addition, the firm has successfully closed sales for prime assets in major Seoul districts, including Gasan G-Valley Biz Plaza, Hapjeong H-Square, Myeong-dong Namsan N Tower, and the Samseong-dong Building. In the Bundang and Pangyo districts, the firm is also performing advisory for large-scale projects such as the Humax Village held by Korea Land & Trust and the Pangyo Techno Valley development project.
The core differentiator RSQUARE emphasizes is its ability to analyze actual transactions based on data from over 300,000 buildings. Rather than relying on public data or indirect sources, the firm conducts direct full-scale surveys to comprehensively analyze location suitability by industry, expected rent trends, synergy with neighboring industries, transportation accessibility, and future development plans.
"A1 Tower Dangsan is an asset that combines a stable profit structure based on high-quality tenants with the locational advantage of being adjacent to Yeouido," said Ho-jun Lee, Head of RSQUARE’s Investment Advisory Division. "We will continue to provide highly reliable advisory services through our unique ability to provide 'live' indicators based on actual transactions rather than theoretical indices."
