RSQUARE (CEO: Lee Yong-gyun), a comprehensive commercial real estate service firm, announced the August 2025 industrial and warehouse transaction trends based on actual transaction data from the Ministry of Land, Infrastructure and Transport (MOLIT).
According to RSQUARE on the 3rd, the total transaction value of industrial and warehouse facilities nationwide in August was 1.0153 trillion KRW, with 331 transactions recorded. These figures showed no significant fluctuations compared to the previous month (1.0302 trillion KRW / 363 cases) or the same month last year (1.0228 trillion KRW / 333 cases).
After transaction values soared to 1.7124 trillion KRW in June and then plummeted by 39.8% to 1.0302 trillion KRW in July, August effectively leveled out at 1.0153 trillion KRW (-1.5%), successfully defending the 1-trillion-KRW threshold. Compared to the same month last year, the transaction value decreased by only 0.7% and the number of cases by 0.6%, indicating that demand in the industrial and warehouse market remains resilient.
Particularly noteworthy is that the August figure represents a 94% increase compared to the yearly low in January, when transaction value dropped to 523.4 billion KRW. The number of transactions also rose from 251 in January to 331 in August, signaling a clear market recovery.
The standout transaction was the 179-billion-KRW deal for a warehouse facility in Daeheung-dong, Suseong-gu, Daegu. This asset is the Daegu Smart Logistics Center, which is scheduled to be operated by Coupang Logistics Service (CLS), a delivery subsidiary of Coupang, starting this November. This single deal accounted for approximately 17.6% of the national transaction value in August and about 90% of all transactions in the Daegu area, driving the overall market performance.
"August transactions for industrial and warehouse facilities remained at levels similar to the previous month and year in terms of both value and volume, with monthly totals heavily influenced by the closing of individual large-scale deals," stated RA (RSQUARE Analytics). "In the second half of the year, while end-user demand is expected to remain steady for logistics centers with proven locations and leasing stability, the appearance of individual mega-deals will continue to have a distinct impact on monthly statistics."
