RSQUARE Successfully Advises on Magok and New Stay Complex Asset Projects, Proving Its CRE Consulting Competence

▶ Forms a consortium with Nara Appraisal Board for Magok The Grid & New Stay REITs to provide all-around advisory services

▶ Differentiated from simple brokerage through integrated solutions spanning business strategy, finance, tax, and disclosure

▶ "Polarization in logistics, data centers, and offices… Objective market analysis based on RA is the key"

RSQUARE (CEO: Lee Yong-gyun), a comprehensive commercial real estate service firm, is expanding its footprint in the Commercial Real Estate (CRE) consulting sector. Following its recent divestment and investment analysis for 'Magok The Grid,' the firm has consecutively advised on market analysis and exit strategy reviews for the domestic New Stay REIT market, proving its analytical competence in complex assets.

The Magok The Grid project is a massive development venture creating a complex space that integrates offices, Knowledge Industry Centers (KICs), and a shopping mall—marking it as one of the largest scales in Western Seoul. Forming a consortium with the Nara Appraisal Board, RSQUARE provided comprehensive advisory services ranging from market analysis and investment valuation to the formulation of disposition strategies.

RSQUARE has continuously provided advisory services on mid-to-long-term development and operational strategies for corporate real estate held by major domestic companies. Recently, the firm has gained strong recognition for its data-driven investment analysis and strategy formulation capabilities, particularly in mixed-use development projects where offices, residential spaces, and retail facilities converge.

The CRE consulting services of RSQUARE are differentiated by three core pillars:

  • Data-driven market analysis

  • Alignment with corporate management strategies

  • Research on public development roadmaps

Rather than offering simple property transactional advice, the firm proposes integrated strategies that thoroughly account for a client's business strategy, financial structure, public disclosure, taxation, and profit-and-loss analysis.

"Consulting for complex assets requires an integrated solution that goes beyond simple transactional brokerage to comprehensively consider corporate management strategy, financial structure, tax, and public disclosure," explained Sang-jun Lee, Head of the CRE Team. "The key lies in providing objective and accurate market analysis by utilizing our 'RA (RSQUARE Analytics)' solution, which is backed by a proprietary database built from complete enumerative surveys of buildings in cities with populations of 300,000 or more."

He further emphasized, "Approximately 20% of KOSPI and KOSDAQ-listed companies in Korea hold corporate real estate, and they actively manage these properties as strategic management assets rather than mere investment objects. As complex dynamics unfold across different asset classes—such as logistics centers where location strategy is critical, data centers acting as core infrastructure in the AI era, and offices where the polarization between prime and aging buildings is deepening—data-driven professional advisory has become absolutely essential."
