[People]Interview | Rapid Growth: The Key to Success for Rsquare Design’s Architecture Division with Major Project Wins like Premium Hospitals and Gangnam Offices

Rsquare Design’s Architecture Division has secured the new construction project for Daehobuilding in Gangnam, following the successful contract for Aminas Hospital in Gogi-dong, Yongin.


We spoke with Il-Hwan Jung, Head of the Architecture Division, about these achievements and the division’s impressive revenue of 53 billion KRW in the past year.



R: How has the past year been for the Architecture Division?


Jung: It’s been intense and filled with a sense of urgency. And that continues. The most important focus for us was building up the Architecture Division. We needed a strong, capable team ready to handle the work immediately.


Unlike typical construction companies that win bids for projects, we offer services that cover the entire real estate lifecycle. We collaborate with other departments to provide one-stop solutions, from property reviews to financial analysis and business viability. This creates a synergy that competitors can’t match.


Thanks to this approach, our Architecture Division surpassed 53 billion KRW in revenue. We also prioritize client satisfaction with a focus on pre-service, quality, safety, and after-sales service. The support from other departments pushes us to give our best.


I’m grateful to our team for their hard work and passion. We’ve become a team driven by enthusiasm for what we do.



R: What strengths helped you secure the Aminas Hospital project?

Jung: We focused on what the client wanted and needed. We offered Pre-Con services, proposing materials (both exterior and interior), design suggestions, value engineering items, and optimized construction methods. 


Our energy in providing pre-construction services helped increase client satisfaction. We view these efforts as valuable assets, even if we don’t win a project. It’s the dedication of our passionate team that made the difference.



R. What part of the design process required the most attention?


Jung: We haven’t done any turnkey projects yet, where we handle both design and construction. However, we have future projects where our team will control the design process.


For these, we’ll involve our construction teams from the beginning to maximize design, buildability, and cost efficiency.



R: When is the completion date for the hospital? What challenges are you managing during the construction?


Jung: The Aminas Hospital is set for completion in June 2025. We’re currently in the early stages, focusing on excavation and civil engineering. 


Since the site is on a slope, we’re paying close attention to water drainage to avoid delays. We’re committed to delivering high-quality results on time, aiming to establish Rsquare’s reputation for strong execution.



R: What’s special about the Aminas Hospital project?


Jung: Dr. Doo-Han Lee, a renowned expert in colorectal surgery, is leading this project, fulfilling a long-held dream. The hospital will provide a comfortable environment for patients undergoing cancer treatments.


We’re working hard to build a facility that feels more like a hotel, ensuring comfort for patients. The location is ideal, close to major city hospitals and with beautiful surroundings. We expect this to be a valuable reference for future projects.

R: What are the challenges of the Daehobuilding project, given its high-traffic location in Gangnam?

Jung: The Daehobuilding project is located in a busy area near the Gangnam Station intersection, which adds complexity. The work involves demolishing existing underground structures, installing retaining walls, and constructing new underground facilities.


We’ve completed the demolition of the above-ground structures, and now we’re carefully planning the underground demolition and retaining wall construction. We’re preparing for full-scale construction by the end of September after completing site inspections and safety evaluations.



R: How does securing this project help strengthen Rsquare’s portfolio?

Jung: It’s the result of combining our skills and teamwork. Our client relations team played a key role by differentiating us from competitors, emphasizing our experience with similar office and hotel projects in Gangnam over the past five years. We also hosted site visits to explain our construction methods in detail, which helped secure the project.


This was able to secure customer reliability through a variety of services that only R Square could do. I think it was a result that could not be achieved without the help of other departments.


In addition, we are proud to have differentiated competitiveness from other companies in winning projects such as talented members from the first-tier construction company, structured division of work, on-site construction, quotation, and technical sales. The R Square Architecture Headquarters, which had no performance, was the biggest driving force behind winning orders over prominent competitors.


I think this project is an opportunity to actively promote R Square during the construction period of 2 years and 7 months. I am confident that this project will become an architectural headquarters that can grow further.



R: What key efforts helped secure the project? 


Jung: Like with the Aminas Hospital project, we focused on Pre-Con analysis to reduce construction time and costs.


In particular, we carried out a detailed technical review on the demolition of underground floors and civil engineering work based on similar performance of the members. We proposed a construction method that combines the removal of existing underground structures (two basement floors) with civil engineering work. The project was not applied due to lack of technical review by other companies. Through the second round of bidding, the client applied R Square's construction method to the three companies in common. 


This was a decisive factor in R Square's selection as the preferred bidder. In addition, in close cooperation with the real estate headquarters, we proposed rental consulting, which distinguished us from other bidding competitors. 


Finally, the architectural headquarters proposed the interior design concept (5 proposals). As the bidding proceeded, the above-mentioned sincere attitude of the R Square architectural headquarters became the biggest difference and competitiveness. 



R: Any final thoughts on the Daehobuilding project? 


Jung: Initially, 13 companies attended the briefing for the first bidding round, including many large and mid-sized firms. We had doubts about winning the project, but through relentless planning and research, we succeeded. I’d like to thank our client relations team for their persistence in highlighting our capabilities.
