Since its founding, RSQUARE has been providing services across various commercial real estate sectors, including offices, warehouses, retail spaces, and knowledge industrial centers. Now, RSQUARE is introducing its first residential real estate solution: the apartment and multi-family building ERP system called "HomeDot ERP." The name might sound unfamiliar to some, so we sat down with Senior Assistant Han-Sang Lee to learn more about this product.


R: HomeDot may be a new concept for many people. Can you explain it in detail?

Han-Sang Lee (Lee): HomeDot is a comprehensive brand that offers residential services, including apartment ERP, apartment home services, and lifestyle convenience services. "HomeDot ERP" is the official name of the service launching on September 1st.

HomeDot ERP is a cloud-based integrated solution that supports smart management of multi-family housing and apartment buildings. It is specifically designed for apartment management and offers services such as meter reading, billing, collection, accounting, resident management, staff management, tax/accounting services, long-term maintenance planning, and facility management.


Our main target is apartment complexes across the country. The solution will be used by property management companies, management offices, and property managers who handle apartment and multi-family buildings. We also plan to expand into commercial buildings in the future.


R: What is HomeDot's revenue model?

Lee: HomeDot’s revenue model is subscription-based.


The core services are HomeDot ERP, TaxWiz for tax/accounting support, and R.FMS for long-term maintenance and facility management. These services are offered as a subscription package, with costs calculated based on the number of units in each apartment complex.


Additionally, we plan to leverage the vast amount of residential data collected through HomeDot ERP to create new revenue streams. In the future, we aim to introduce more advanced apartment living services and build additional monetization models.


R: What kind of impact is RSQUARE expecting from the launch of HomeDot?

Lee: From a company perspective, this subscription-based service will generate stable revenue, unlike commission-based models, and offer higher profit margins. Furthermore, by expanding into the commercial ERP sector, we expect to create additional revenue streams.

As we gather data through these services, we also plan to explore new business opportunities and expand our ecosystem. We’re considering entering the home network business and developing a construction platform, all based on the foundation of our ERP services.


R: Who are your competitors, and what advantages does HomeDot offer compared to them?

Lee: Our main competitors include companies like XPERP from EGIS Enterprise and "The Apartment" by Dozen. Recently, even companies like Yanolja and NHN have entered this market.


What sets us apart is that we are the only company that can accommodate the regional differences in management styles across the country. We’ve built user-friendly UX and maximized work efficiency by incorporating the various needs and requests from on-site property management teams.


Unlike our competitors, HomeDot ERP is equipped with features that can handle the diverse cases found in apartment complexes across the country. We’ve also added new functionalities to distinguish ourselves from the competition.


R: What challenges did you face during the planning and development of this service, and how did you overcome them?

Lee: The biggest challenge was understanding the different management styles of around 18,000 apartment complexes and implementing them into the product. As a latecomer in the market, it was also crucial for us to establish unique selling points.


Every apartment ERP has different requirements, and there’s no standard format. Some properties have been using the same ERP system for over 10 years, preserving the outdated functionalities. Each complex has unique operating environments and demands, which makes maintenance a significant challenge.


The market itself is also quite closed, and without a solid understanding of the business model, it's tough to navigate.

We conducted extensive market research and site visits and formed close relationships with management companies and finance teams who have over 30 years of experience in the field. This helped us understand the various management methods and market needs.


Additionally, before launching ERP, we conducted in-house tests and had actual users (property finance staff) validate the product, adding essential features to meet the needs of on-site teams. This enabled us to build a differentiated service with HomeDot ERP.


Government policies also play a significant role in this sector, especially with collective housing solutions. Keeping up with and implementing these government policies was another challenge we had to address.


R:  Are there any additional services planned beyond ERP?

이: Lee: Yes, we’re introducing TaxWiz and R.FMS. TaxWiz handles VAT, corporate tax filings, and tax consulting for all aspects of apartment-related income. It also integrates with the national tax service (Hometax) for electronic tax invoice issuance. Since tax management is essential for apartment administration, it shares the same target customers as HomeDot ERP.


It tracks the replacement and maintenance schedules, costs, and other relevant information for key infrastructure. It also offers long-term maintenance planning services in compliance with the Residential Housing Management Act, which requires apartment complexes to review their long-term maintenance plans every three years.


Together with HomeDot ERP, TaxWiz and R.FMS form a package. When an apartment adopts HomeDot ERP, TaxWiz is automatically included as a necessary service.
