Park Eung-han, CEO of RSQUARE Investment Development Corporation, forecasts a seismic shift in Korea's real estate market powered by big data. According to his analysis, vacancy rates for medium and large offices in Seoul's core business districts have begun to decrease since Q4 2024, with rental price pressure starting to build for prime-grade offices in the Gangnam area.

"The commercial real estate market is currently experiencing dual challenges: rising interest rates and economic slowdown. However, our data has captured signals of a market rebound beginning in the latter half of the year."


CEO Park identifies RSQUARE's greatest strength as its data-driven comprehensive approach. He explains that the company offers transaction advisory services across small, medium, and large properties both online and offline, enabling precise analysis and valuation through extensive data resources.


RSQUARE has strengthened its organizational capabilities by recruiting Vice President Lee Ho-jun, formerly of Woori Bank and Colliers, and Director Lee Sang-jun, who led Genstamate Consulting. Particularly noteworthy is their "Real Estate Development Lifecycle Total Service" strategy—an integrated data-driven management approach covering the entire process from deal sourcing to business planning, investor recruitment, leasing, and final exit.

CEO Park's confidence is validated by data. According to RSQUARE's big data analysis, approximately 40% of small and medium-sized buildings over 20 years old in downtown Seoul have reached the stage requiring remodeling or reconstruction—presenting future opportunities for urban regeneration projects.


Having served as the head of the Real Estate and Infrastructure Division at the Public Officials Benefit Association for 12 years, where he spearheaded investments worth 10 trillion won, CEO Park noted, "The current market conditions show patterns similar to the 2008 global financial crisis," emphasizing that "based on my experience successfully leading the Pangyo Alphadom City project at that time, we aim to transform this market adjustment period into an opportunity for new growth."


CEO Park diagnoses that "the next 18 months will be the golden time for commercial real estate investment." As interest rates enter a downward trend, cash-rich investors are expected to actively enter the market. In this context, he explains that new investment opportunities are particularly emerging in the small and medium-sized building market.
